So that they can diet oh -- things they need to get in order. Well you know most of the time who don't mind because I dabbled. In real estate. Not most of the time when people are -- I -- and I'm dealing with them they are any. Have most of it done so I am I don't ever really have to tell. Anybody out what to do because most people. Who calming our friends or someone who knows so I mean I tell them how to set. I give advice on selling and what they should do and -- -- price and to do that but to get ready I don't really. So you're more on the cell learns as iron yeah. Well no but I -- most people are already where they need to be but yes -- I mean you disgusted by the time. Determine how much. -- could afford by figuring out what the maximum monthly payment you'd be comfortable with is. And then you run a mortgage calculator which you could find anywhere and they worry that. And then determine the purchase price -- you don't like click that purchase price is then you've got to decide either. I'm gonna save more. Or I'm -- and put last down or you whatever you wanna do but. The key is you've got to make that first step and figure out what you can afford to let me jump in on that I think that's a Smart thing to do but most people I don't think Joseph now -- -- -- I think they see the house they have some number in mind they think let's do it or they fall in -- with the house can we afford it. What do we have to do to afford the house snatched here's what we can afford now what can we buy -- hand I don't I don't think it always works like that. Now I don't I don't think it -- -- -- and I also think obviously. The second piece of that is if you think you know what you want you go to mortgage counselors say always like can I if I get me pre qualified -- -- for a burst -- volume is jumping. At -- from a pre qualification standpoint doesn't mean you've gotten a mortgage it means that you've been there and your pre qualified for this dollar -- working with Canadian and bringing. Potential buyers into other agents homes listings. Is far more attractive than someone who is not pre qualified as a matter -- -- most people. We'll give you that pre qualification letter. Along with your offer to say hey they've already bending they've done their homework they've done this it is very important to do that because it also aids in the decision of the seller. To accept your offer over someone maybe who hasn't been there. Does not the same -- approval or any commitment but it is certainly a pre qualification that they're able to do that. And then the second thing that she suggests is hidden costs of home buying. Which most people don't think about especially with the first home they think of the mortgage payment. Period. But there are property -- I was just gonna -- world's PI TI is how you look at that. Am pretty insurance -- property. In -- -- -- -- plumbing company API concerns. Yes insurance taxes and insurance on insurance LP whole month. Property the property which is the C. Insurance. Taxes. And I am not -- -- raise taxes homeowner's insurance. But beyond that does also homeowner's association the right but that's repairs and maintenance -- and and elect to what's -- gonna spend to decorate or. Makes changes landscaping for your house. And that can be -- and anywhere along the road it's property interest taxes insurance and I know I know -- -- My own practice. But yes and that's those -- the things that go into just it's not just the mortgage payment rights -- -- dad it's the its feet in it and the interest on it. It's -- taxes. Annie in the homeowner's insurance they have made. And some people have to pay. Those fees that other I mean you know you only have those fees appear in a Condo association or -- com like -- special development where there. This stuff is taking care for you like -- grass cutting and all those kind of things otherwise restrained by you know neighborhood is usually not to look at that. The other part to is if you're an association a place where you are and development that hasn't association. For doing those things you just mentioned sometimes they also do assessments. And if there's something in particular I know in the end you. Development that we -- we are in at the lake. There are two. Property owners who just default on they've walked away from their properties. So when the budget is done every year -- calculation assumes that there are sixteen homeowners and contribute. So this what I factor -- all right well if you have only fourteen. Paying for this. Let your less is -- so I know you're actually being assessed. The difference for the other 21 saying the budget is less so than they have to make it up and that's a big deal right. Right so you got to watch for those things as they pop pop is that I have no idea I have until I just. No but assistant especially in second homes. -- there are a lot of second homes that are now in the market because people walked away from home. Let's just so you have to watch when you're looking at these things you made it this didn't even. Factor in eight years ago when we bought the property because of places Foley. Develop everybody was -- -- man was fine. So what then on came 2007. And -- and then the thing is to save for the down payment. That the that the issue is how much. I still think we can get the 5%. For conventional mortgages if you're willing to look at. But kinda more recent sharp rise that's the that's the other factor that people don't look into alive is is they have to get that and then yeah. -- money every month. And the FHA loans require three and a half percent down most of VA loans to not require a down payment but you have to qualify -- So -- that's what you have to start looking for and probably the one I would scream about the most is to pull your credit report. And I said this before and I'll say it again every single year you are allowed a free credit report. From each of the three credit reporting agencies. Experian Equifax and Trans Union. You should do that every year and ask for your free. Credit report the reason he need to do that is because sometimes. There are things on your credit reports that Iran clearly wrong. But somehow they down there and not go against you when you fight when your client right mortgage and if you don't. And clean that up. You and it takes time to clean them up let us remember that it's not something that you make a phone call really gets handled. You can expect anywhere from three to six months before it disappears. From a credit report but if you're going to go and apply for a mortgage in that timeframe you have to be prepared to say. You know. There's something MI credit report and here's all the information I have about it I'm. So those are four things I think we need to consider when you're thinking about how do you prepare financially. And I know it's the opposite that I know so many people who just. Day they just stay out of money to go anywhere near it. -- anywhere near homeownership. -- Yeah and it and I did I say that to people to people get very nervous. And they'll start with the thing about I know I'm supposed to buy a house I know I'm supposed to have won but there really don't want one. And OK fine so you're paying for your cost to live somewhere half but the difference between what you would have put into. The maintenance of -- house and all the other stuff if you can say. I can't put that into something else. Into an investment account then essentially you've got the same thing. Yeah so -- the big guilt people feel about. Not owning a house this is crazy there are other ways around it absolutely is preferable because of the tax deduction right. And that may go away and I am and we talked about that to the people who think they need to pay your mortgage job offend. Aliens should -- paid off and why is it. I still thought I know people love that because they think it's -- -- I have known dead you know me I believe an adult book that's out there called died broke up but that's all started. Read the latest I have I have read it and that we I've had clients bring an enemy and say this is the whale a lift my. I said okay fine I know I'm dancing really but still I mean that's fair because people. Are so I can't and I didn't I heard some I have heard so many younger people. Young like my age young. Oh really and I because I -- but it. They say they can't wait to hear the notably -- -- he's the best. If I didn't have that mortgage deduction and I have and I mean it's because I'm. You know I I am I had my own business. I need ever. Very right -- I can I can possibly get -- so I don't know how people do it. Well I -- I keep telling people is there's a certain point where. -- that deduction isn't that great. Because I guess you know a damn what it is and if you held the property for a long period time some people don't need it friendly I guess I know well glad no I don't know anybody that would say they don't need at night and I think it's more a case of not really. One running to win the money in duets on hand and saying oh campaigned as soft focus you know but now you've got the thousand dollars -- more a month. That you can now spend right I'm whenever you want one retirement that may make Houston yes I guess for that. Yeah but I I don't know see the value are rushing to pay off mortgage. It's we've talked about that the formula as bad as it moves definitely that is a good fun. Yes so. I am in no rush into that. Mean how about just keep free mortgage with a patent exactly. That's even better this especially if you lock and then lower rates is terrific again they're still well there's still rail Carlyle and they will be for awhile again. And that brings us right to the next question what is three reasons for not free financing. Your home. One of things is what's your credit situation if you're gonna go back in now to refinance and your credit. Scores are in the toilet you know and wanted to know how could you not getting you know race so yeah I guess that's that's not gonna happen. And then the other question is how long you -- stay in the house. If you're not gonna stay for at least 35 years in the house is probably not worth it to redefine him and put some money out to do because finance the -- or to put that money bag in the -- -- is what a lot of people don't -- so it it it takes time to make this work out and the third thing is. Do you wanna use the money to pay off other deaths may be assured thing especially for -- credit card debt. That's that's enough then again. You build up to credit card debt again some anyways so many people that well they don't stand fortunately do not. For the veterinary referral and emergency center brought home ice is good for all the love. Welcome the coal mining -- morning. There's so much talk about with what's going on and -- -- So let's start first swift says the MRI and they. Grand opening that happened a couple weeks ago. Tell us about what happened who is fair and what's the MRI services now aren't. Some we had an open house primarily for a referring veterinary community. And that was just really to introduce. The MRI and doctor but mediate -- our neurologist. She's. I really could have broken I have enough calling her Roy a bogey it's really hates us so much so -- creates. And it was a great event is to have people come out it was it you know I was it was kind of cute because there is age. -- automated lift gate. That we have to take patience out on a Gurney put them on this list and then their lifted up into unit the MRI unit itself and so. Instead of doing analyses with visions we are doing it with a little crowds of people I was like this down Disneyland. Right I want everyone to do their open house and fields go inside and view the MRI but it was sent. Really good day and a good events -- nice introduction and I think it just sort of drove home what exactly is mrs. This MRI is. You know it's a human MRI it's very very expensive piece of equipment that does amazing things for us diagnostic -- And it's a huge impact in this community week. You know this is the only other MRI for about a hundred miles and it's the only mean 24/7. 365 MRI. Outside of Cleveland. So that's the amounts found -- we're really happy to have. That's great news cats really need in their town and it really is and he is just. The coolest guy 8 ED I am in the world and what he does and what that he had just going up and that listening going in and it's it's cool and Mary you know say ascertain. And then you keep -- C it's it's just like you would be added. Any any any other MRI I mean it's amazing it's impressive technology for damages since -- unbelievable. -- her. For animals so I'm really happy to have that has again been a problem with some weather issues -- can't. To the good news for us is that it's located immediately adjacent building so we can go from one door to MRI. -- Ellison comes kinda good. And but has that really the many different sense in any one particular case you can think counts since you haven't. We have had some cases. And this is going to be true I think forever but. The -- about an MRI is that we it has in cases where a patient would present to -- creates for neurology with the assumption. Working kind of you know diagnostic. That may be the dog has a disk disease. -- protruding disc that's causing some problems and it turns out that it's not surgical it's not a disk it's something that's medical. There's no way you can do that without this kind of advanced diagnostic. -- or the other would be true that you know it's presumed that it's something medical. In fact I'll tell you our own. Hospital administrator. Has a German shepherd German shepherds are predispose to disease called degenerative mile latest. This is. A process. Once diagnosed we can't do anything to treat. And these dogs simply over the course of about two years declined so that they lose the ability to use their back legs they use there. Ability to control their bladders in -- -- And it's a very sad. You know if you've got two years and then these these things will take effect so that the quality of life will be so foreign so. Although you might know that you have something coming it's also devastating and we were able to do an MRI and we have a diagnosis she actually has a bulging disk that's causing some stuffing. And so now you know her mom's elated we're all elated because her mom boys panicked sessions -- -- -- -- just terrible prognosis. And they are there's you know somebody even in our own family who I can tell -- -- goes up during this is an MRI and being -- in the fifth and you've had some. Besides doctor for the eighth doctor -- Yates. His wife and several other new -- so how many people do you have there now. While we have we've expanded mosque for years we have two critical list. And one of those -- subterranean -- is the director of critical care and emergency services which is six emergency doctors. We have two interns and doctor -- aids is the second and -- assets join us and she's amazing. She also does. Some of our -- for us so -- -- and we also have a cardiologist but when he's not available she does. Internal medicine is kind of being. Overall specialty. And then cardiologists are kind of Indy. College of internal medicine but they specialize in cardiology says she's able to do that as well. And she's also a certified acupuncture is so she's brought a couple great services to the hospital. And then we have now two surgeons. Doctor qureia joined the surgical service but that's been about two years a year and a half two years now. Cardiology. Neurology obviously. We have and it's not something that this sort of it's run through then internal medicine service for some of that but we do have a full service nuclear medicine. Area. And that's what people may not realize is diagnostics by. An injection reducing human medicine two minutes an injection of a medication. I'm on medication has -- we kind of like to call quote unquote a tag. And then we use a special. Reader and that reader can follow that tag as it goes through the body sort of -- is this as it goes to revised to depending on what we wanna scanned. Depends or dictates what drug we use. So as an example if there's a concern that. We might have a bone tumor but we can't see it generated -- we do a bone scan them we can often identify a -- even before shows up on the radio -- -- if a puppy comes in for liver disease and that's caused by an abnormal blood saw something that we call a -- we can do. Nuclear medicine to do something concentrator -- and we conceded the blood flows abnormal and that is a definitive diagnosis from the we know we can do surgery. And then the best example is for kitty cats and something like 90% of cats -- they just eighth. Our hyper thyroid. And if we'd make the diagnosis of hyper -- we can give them a single injection. They say unfortunate and hostile for five days where happy about that because they're cute and -- -- Now on them but if moms and dads might not be but it's a single injection -- given up on Monday they go my Friday and they are 90% of the time cured well. The alternative to that is giving them pill every single day for the rest of their lives and I don't know about -- well. I've told my caddie and asked for you know way out against us kind. So that's some that's probably the most infamous treatment went through radio. Nuclear tied Madison but nuclear medicine so I want 31 treatment is phenomenal it's great and we do -- frequently. In fact we've had. A couple of our own family members have their -- treated and they're referring veterinarians bring their cats and for -- to treat them to it's it's a great way to do it. Now Nicole let me tell everybody to because. You know we were talking about this information before we went on a little bit about some people who really don't know. That what it is you can do for them and how far some would have to travel. From our region to go to get this done and it's right in Clark's comment -- DM. This something like nuclear Madison while much of what we do really is. This same type of medicine that you would have been a university setting so we are a group sort of acts act and -- missions we have a full service. -- point 47 emergency but also all of the referral services so like I said surgery and her -- medicine McCarty oh narrow. And then. Nuclear medicine so. You have to go to Cornell University of Pennsylvania there's other private practices that are similar to ours. The closest would be Manhattan. Found in red bank New Jersey -- Found some really probably about a hundred mile radius he dismissed Cornell the closest. For our facility. And we have it right here and. Yeah -- I don't know -- Which is so important I mean I think it's people who are listening to this. In the Indy.
